Polsinelli Shughart gets revised HQ design from Highwoods Properties in Atlanta
Published: 01-Sep-2010
Highwoods Properties, a North Carolina-headquartered real estate investment trust (REIT), has unveiled a revised conceptual rendering of the proposed eight-storey national headquarters building for American law firm Polsinelli Shughart PC, in Kansas City.
The new rendering of the $57 million HQ building, located in the heart of the historic Country Club Plaza, has been created by incorporating suggestions from the community, patrons of the plaza and city officials. The revised design preserves the Balcony Building and streetscape, besides allowing for an efficient and environmentally-responsible building.
Some of the changes to the streetscape and building include maintenance of the architectural and thematic integrity of the Balcony Building; preservation of the ‘Balcony Tower’ and the two-storey structure at the corner of 47th and Broadway Streets; and preservation of all existing trees along 47th Street.
The existing parking deck behind the Balcony Building, upon which the office building will be situated, will feature architectural precast concrete panels that will be textured with detailing corresponding to similar buildings within the plaza. Some of this detailing will also be incorporated into the façade of the office building
The colour of the materials of the parking deck and office building facades will be a warmer tone than previously conceived, which will be more harmonious with the Balcony Building and the plaza. In the previous rendering the colour was light-gray tone, which has been changed to pale-brownish tone. The building will be set back 70ft, which is exactly where the 12-storey Valencia Place building is located off the curb line.
The 192,000 square feet Class A office building will be Leadership in Energy and Environmental Design (LEED) certified. It will bear the Polsinelli Shughart signage and will complement the traditional design of other plaza office and retail buildings.
Polsinelli Shughart PC’s two Kansas City, Missouri, office locations would merge into a new, $57 million, national headquarters building, which will be developed and owned by Highwoods Properties. The HQ project is scheduled for completion sometime in late 2013.
